This redevelopment is about enhancing a community through thoughtful planning and collaboration to create a neighborhood that builds on Charleston’s heritage while providing new opportunities for a brighter, more connected, and more resilient Gadsden Green.

THE FUTURE OF GADSDEN GREEN

In partnership with the City of Charleston, The Integral Group will develop a locally-driven strategy to redevleop the Gadsden Green community.

The foundation of the Gadsden Green Transformation is: 

  • Housing: Improve housing conditions by replacing current apartments with modern, mixed-income homes.
  • People: Enrich the lives of residents by increasing access to quality employment, income opportunities, health services, and education. 
  • Neighborhoods: Strengthen Gadsden Green by making physical improvements, creating safe environments, and attracting positive investments.
  • Build-First, the first phase of the development will be built on or near Gadsden Green. We will do our best to keep existing residents in the community throughout the entire redevelopment process.

THE FUTURE OF GADSDEN GREEN

In partnership with the Housing Authority of the City of Charleston and the City of Charleston, The Integral Group will lead a locally-driven strategy to redevelop the Gadsden Green community. 

The foundation of the Gadsden Green Transformation is: 

  • Housing: Improve housing conditions by replacing current apartments with modern, mixed-income homes that will not increase the cost of living of the existing residents, unless their incomes inrease.
  • People: Enrich the lives of residents by supporting access to quality employment, income opportunities, health services, and education. 
  • Neighborhoods: Strengthen Gadsden Green by making physical improvements, creating safe environments, and attracting economic development. 
  • Build-First: Integral will work with the Housing Authority of the City of Charleston and the City of Charleston to build the first phase of housing for Gadsden Green adjacent to Gadsden Green such that the existing residents will not be displaced from their neighborhood. If successful, this buld-first strategy will enable the existing residents to remain in their community throughout the entire redevelopment process.

PROJECT OVERVIEW

The Gadsden Green transformation is about improving the community providing safe, modern, and affordable homes while expanding opportunities for residents and ensuring long-term stability, economic growth, and environmental resilience. Led by the Housing Authority of the City of Charleston and its development partner The Integral Group, this project will ensure every current resident has a place in the future of Gadsden Green.

In fact, a “build-first” strategy will provide new housing for existing residents prior to the full redevelopment to avoid any relocations from Gadsden Green. Eventually, the transformation will replace all existing public housing units one-forone and add new, affordable and attainable housing options for working families, seniors, and individuals. The redevelopment will also improve public spaces, address flooding concerns, and bring new services that support residents’ well-being and economic opportunities.
